Connor+Gaskins Vertical to Deliver Nora House, Elevating Luxury Living in West Palm Beach
Connor+Gaskins Vertical will serve as the contractor for Nora House, a planned luxury condominium development in West Palm Beach’s emerging Nora District. The project is a partnership between Ronto Group and Nora District developers NDT Development, Place Projects, and Wheelock Street Capital.
Located at 1105 North Dixie Highway, Nora House will rise 11 stories and encompass approximately 600,000 gross square feet. The building will feature 117 luxury residences designed by Lillian Wu Studio of New York City, along with a ground-level retail component consisting of seven curated spaces, including new restaurant concepts. Residences are priced from $1.9 million to over $6 million, with Douglas Elliman Development Marketing leading sales.
Positioned just north of downtown West Palm Beach, Nora House is designed as a vibrant, walkable residential destination, appealing to a multi-generational audience seeking proximity to the area’s dining, shopping, and cultural offerings.

The top level will be dedicated to an expansive amenity program, including an outdoor pool and spa, bowling lanes, pickleball courts, a social and game room, golf simulator, indoor spa with hot and cold plunge pools, sauna and steam rooms, indoor and outdoor fitness areas, and an outdoor bar with views toward Palm Beach.
A key project consideration is the thoughtful design and construction of amenity and retail spaces to preserve the privacy and exclusivity of the residential experience.
“One of the most important aspects of this project is ensuring that the amenity and retail spaces enhance the overall energy of the building while preserving the sense of privacy and exclusivity that defines a luxury residential experience,” said Mark Kavulich, partner and manager of pre-construction at Connor+Gaskins Vertical.
The architecture is undergoing detailed review with the City of West Palm Beach to ensure alignment with the broader Nora District vision, where multiple architects are contributing to a cohesive yet diverse urban fabric. The project also requires careful coordination of logistics — including crane placement, delivery traffic flow, and temporary power — alongside a neighboring apartment development to the west.

Connor+Gaskins continues its longstanding collaboration with The Ronto Group and Robert Swedroe Architects, building on decades of successful partnerships. Additional team members include Lillian Wu Studio (interiors), Emerald Engineering (MEPF), B&W Structural Designs (structural), Kimley-Horn (civil), DS Boca (landscape), STO Design Group (pool and spa), and Paramount Consulting & Engineering (building envelope review).
While construction has not yet commenced, site clearing and utility removals are anticipated to begin this fall, with an official groundbreaking targeted for Q1 2027.
